Kellen Homes is bringing forward proposals for around 216 new homes on land off Pendlebury Road at the RMS Swinton site, creating a new neighbourhood that would deliver 100% affordable housing.

Currently occupied by an underutilised warehouse building, the site presents an opportunity to create a high-quality scheme, delivering much-needed affordable homes alongside new green spaces, including a pocket park, street tree planting and environmental improvements.

The proposals have been designed to help meet local housing needs whilst making better use of this brownfield site and contributing positively to Swinton’s future.

Delivering the Homes Salford Needs

Across Salford, many people are finding it increasingly difficult to access housing that meets their needs and remains affordable.

For some, that means struggling to find a first home. For others, it means finding a home that provides enough space for a growing family or enables them to remain within the community they already call home.

Our plans seek to address these challenges.

By delivering around 216 affordable homes, the development would create new opportunities for local people to access high-quality housing in a sustainable and well-connected location. The homes would include a mix of apartments and family housing, providing options for people at different stages of life.

The affordable housing tenure mix is currently being developed and will be confirmed as the proposals progress. What is clear, however, is that every home delivered as part of the development would be affordable.

As a 100% affordable housing scheme, the proposals would make a meaningful contribution towards meeting local housing need in Salford and creating opportunities for more people to access high-quality homes.

At the same time, demand for affordable housing continues to increase across Salford, with many people finding it more difficult to access homes that meet their needs and remain affordable. There is also a growing ambition to bring investment into Swinton and make better use of brownfield sites that no longer serve their original purpose.

These proposals provide an opportunity to respond to these challenges by delivering much-needed affordable homes in a sustainable location, close to existing services, facilities and public transport connections.
